What Is ETN (the Real Estate Transaction Register)?

ETN is Slovenia’s official real estate transaction register, maintained by the Surveying and Mapping Authority (GURS). It records actual realized sales and rentals — the prices at which deals were genuinely concluded. Because it is based on real transactions, it is the best public indicator of market price.
What data does ETN contain?
- the contract price of realized sales and rents,
- basic property characteristics (type, area, year),
- location at the settlement or cadastral-municipality level,
- the date the deal was concluded.
Why are realized prices better than asking prices?
An asking price is the seller’s expectation and is often higher than the price the property eventually sells for. A realized price from ETN is proof of what a buyer actually paid. The gap between asking and realized prices also tells you how much negotiation room typically exists in a given market.
Tip
To estimate value, compare the price per m² of realized deals in the same settlement and a similar period — not just current listings.
How to use ETN in a value estimate

- 2Compute price per m²Divide the realized price by the area to get a comparable measure.
- 3Account for the trendIf prices are rising or falling over the period, index older deals accordingly.

The Surveying and Mapping Authority of Slovenia (GURS). The register is populated from contracts and tax filings for realized deals.
Is ETN data public and free?

How fresh is ETN data?
Data typically has a few months’ lag because deals are recorded after conclusion and processing. For rare property types there are few deals.
